Terms of engagement
These terms apply when you enquire about or commission work from Utilityanchorcore, of 3 Earls Avenue, Whitestone, EX4 1FY, United Kingdom. By asking us to proceed after we accept an extract, you accept these terms. If you do not accept them, do not send records or pay a deposit.
The work
We prepare charts and written briefings from maintenance request records you supply. We do not operate a repairs helpdesk, appoint contractors, or give legal advice on disrepair. The deliverable is a dated reading of the extract, not a live feed of jobs.
Your records
You warrant that you have the right to send the extract and that it does not need to contain tenant names. You remain responsible for your obligations to tenants and regulators. We may refuse an extract that is only free-text email.
Fees and timetable
Fees are agreed in writing after we see a sample. Timetables run from a usable extract, not from first enquiry. Committee dates you set are met only if the extract arrives with the notice we state in the confirmation.
Intellectual property
You keep ownership of your request records. Chart packs and briefing text we create are licensed to your organisation for internal housing management and committee use. You may not resell the pack or present it as another supplier’s work. We may keep anonymised methods (for example, how we treat missing estate codes) for later clients.
Liability
We take reasonable care with cleaning and charting. We do not warrant that every ticket is correctly coded in the source system. Our liability for a given engagement is limited to the fees paid for that engagement, except where the law of England and Wales does not allow a limit (including death or personal injury caused by negligence, and fraud). We are not liable for contractor decisions, board votes, or tenant claims that follow a briefing.
Confidentiality
We keep extracts confidential and delete or return them as described in the privacy notice, subject to legal retention.
Governing law
These terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction, which is appropriate for a United Kingdom housing operator and a studio in Devon.
